McDonough County, IL 80 Acres
IL Land Broker: Toby Stay

This stand of timber is one of the best I’ve seen in some time. It is very diverse with several species, ranging from mature white oaks to black walnut to cherry, and is going to be very valuable in the future. This property also has great signs of deer and turkey. The trails are well used and I found 2 different turkey nest while taking pictures. One look at the huge rubs on this farm should be enough to convince anyone of its trophy whitetail potential.

Well manicured roads give easy access to every part of the property. The trails would be great for someone interested in riding ATVs, horse back or hiking.  There is no road frontage so this parcel feels very secluded and private.

  • Mature hardwoods
  • Secluded creek bottoms
  • Maintained access roads through entire property
  • Food plot
  • No road frontage
  • Surrounded by tillable acreage
  • Heavily traveled deer trails
  • Big rubs
  • 30 ft wide private access road to property
  • Has had almost no hunting pressure for the last 6 years !

Henderson County, IL 52 Acres
IL Land Broker: George Chandler

Henderson County, IL 52 Acres is a very unique organic farm with a 6 tower Reinke irrigation system with a 30 horsepower well. The well produces around 700 gallons per minute, which allows the grower to apply at least .5 inches per day. The irrigation system waters around 42 acres. There is a possibility of a large tax write-off with the irrigation system and the well/pump – contact your tax consultant for specifics.

This property is planted to rye this year and will be able to be certified as organic for the 2017 crop year (which means the year needed to transition it to organic have been taken care of). The current landowner/tenant is willing to rent the farm back for $300 a watered acre. Over the last 2 years, there has been a total of 4 to 5 tons of turkey manure applied per acre to maintain the fertility.
There are 5.3 acres enrolled in a CRP program. And there is potential for a few different home sites.
