Property Description

SALE PENDING! Have you been on the hunt for a recreational property in the arresting driftless region of Southwest Wisconsin, with aspirations of finding a property capable of producing a Midwest monster year after year? This 94+/- acre tract nestled on a low-traffic; dead end road and has the necessary attributes to make that aspiration a reality!

As you turn off of Great River Rd. on to State Park Rd. your first take of the property will accompany a view of the potential building site. Heading west off of the building site area you will find your boots or utv tires placed on a newly implemented trail system that provides just over a mile of access trails situated along the South and Southeast edges. This access trail was positioned to consider the numerous centrally located topographical features previously discovered by the current owner, that funnel whitetail movement. This same trail meanders its way through a prospective food plot area, and takes you to the steepest and furthest of three Northerly facing knobs on the Southwest corner of the property boundary; that same knob shares its blunder with the Mississippi River bottoms, a mere 250 ft of elevation below to the West. Prior to reaching the trails end, access points along the Northside of the trail system are readily available down to the deep cavernous draws that serve as a nature made staircase. These draws lead you down into the narrow valley bottoms where a natural flowing creek meanders through large rock outcroppings all over the valley.
The rock outcroppings not only create breaklines and habitat diversity, but also act as natural funnels and pinches flowing from the thick dense bedding habitat that covers the slopes and blufftops to the northside of the property. Making these locations red hot stand locations upon the arrival of sweet November.

Hidden within the deep timbered ridges and rolling terrain, the thick understory is beat down like cattle paths from deer travel. The benches and breaklines all lead to one of the properties saddles or converging hubs. All these topography features created make for dynamite stand locations.
The big tracts of connecting timber and the nearby river bottoms assist the thick and dense understory that contribute to natural holding power.

Littered throughout the canopy, the timber has a great representation of mature hardwoods from White to Red Oak including a good presence of Walnut. Since the property is not enrolled in any government programs, a Timber Stand Improvement plan could be implemented to help support the habitat diversity in addition to providing return on investment.

In addition to the low hunting pressure, the current owners buck harvest history, and the driftless regions favorable game species topography, lead me to believe that there is no question that this property could keep both die-hard buck hunters to the weekend warrior outdoorsman satisfied!
